Yorkdale is Canada&rsquo;s top performing shopping centre ($2,301 sales per square foot) and one of the top four most successful shopping centres in North America. The YMCA of Greater Toronto (&ldquo;the Y&rdquo;), the City of Mississauga (&ldquo;the City&rdquo;), and Oxford Properties (&ldquo;Oxford&rdquo;) are pleased to announce that the Mississauga YMCA will be moving to a new modern space at Square One Shopping Centre, opening in early 2027 as part of the visionary new mixed-use neighbourhood, Square One District.
With $15 million in funding support from the City, the move ensures a long-term, sustainable Y presence in downtown Mississauga as part of a neighbourhood of the future, allowing the charity to continue serving the community for decades to come.

&nbsp;Parkline Place investment manager Investa, along with co-owners Oxford Properties Group (&lsquo;Oxford&rsquo;) and Mitsubishi Estate Asia (&lsquo;MEA&rsquo;), today celebrated the official opening of Sydney&rsquo;s stunning new commercial office and retail destination, the $1.3 billion Parkline Place above the recently opened Gadigal Station located at 252 Pitt Street.
&nbsp;As a sustainable workplace, Parkline Place offers occupants a highly energy efficient building targeting to operate at net zero (scope 1 and 2) emissions. The combination of sustainability, flexibility and amenities focused on employee experience, has seen Parkline Place secure some of the largest lease pre-commitments for office space in Sydney&rsquo;s CBD with ~36,000sqm leased over the last two years.
&nbsp;Investa, Oxford and MEA hosted guests and dignitaries to provide the first public look inside the ~49,000 sqm, 39-storey office tower. Guests included representatives from the NSW Government, Insignia Financial, BDO, and Foster + Partners who will all call Parkline Place home. The Hon. Stephen Kamper MP, NSW Minister for Lands and Property, H. E. Mr Kazuhiro Suzuki, Ambassador of Japan to Australia; H.E. Dr Julie Sunday, High Commissioner of Canada to Australia; and Mr Osamu Yamanaka, Consul-General of Japan in Sydney attended a ribbon-cutting ceremony this morning acknowledging the significance of this landmark project for Sydney and Australia.
&nbsp;Designed by the world-renowned Foster + Partners architects, Parkline Place enhances Sydney&rsquo;s skyline while embracing the city&rsquo;s heritage with its modern take on classic Sydney sandstone via its bronze and sandstone colour palette. The tower is conveniently located on the corner of Pitt and Park Streets, amongst a buzzing retail and hospitality scene. M7 Real Estate (&ldquo;M7&rdquo;), the pan-European investor and asset manager, announces the acquisition of Broadheath Network Centre in Greater Manchester for &pound;47&nbsp;million, from Network Space Developments.
The acquisition is the first undertaken by M7 on behalf of the newly formed pan-European industrial &amp; logistics joint venture between Oxford Properties, a leading global real estate investor, developer and manager, and AustralianSuper, Australia&rsquo;s largest superannuation fund. The joint venture, which is named the European Supply Chain Income Partnership (&ldquo;ESCIP&rdquo;), is aiming to build a &euro;4.5 billion portfolio in the next three to five years and was formed through the acquisition by AustralianSuper of a 50% stake in Oxford&rsquo;s c.&nbsp;&euro;840 million industrial &amp; logistics portfolio and its M7 platform. The joint venture is expected to complete at the end of Q1 of 2025 and is conditional, amongst other things, on customary regulatory approvals.
The c.&nbsp;206,000&nbsp;sq&nbsp;ft prime, new, multi-let industrial estate was recently developed by Network Space Developments who acquired the site in 2021 ahead of building out the facility which now comprises 25 high-specification units ranging in size from 2,080 sq ft to 41,738 sq ft.
Broadheath Network Centre was constructed using recycled steel and concrete, and includes EV charging points which alongside a number of other environmental initiatives have led to its BREEAM &lsquo;Very Good&rsquo; and EPC &lsquo;A&rsquo; ratings. The estate is currently 66% let with key occupiers including Maersk, National Trust, Options Greathire, Xpand Logistics, Socotec and Torque Golf. M7 will undertake an active asset management strategy to lease up the remaining vacant space and drive the income profile of the asset.
Strategically located in Altrincham, an established logistics hub in Greater Manchester, Broadheath Network Centre benefits from direct access to the M56, M60 and M6 motorways, as well as its proximity to Manchester Airport, enabling both local and national distribution.

First transaction for newly formed Oxford Properties and AustralianSuper joint venture

Oxford acquires Manchester industrial estate from Network Space Developments for £47 million via M7

AustralianSuper, Australia&rsquo;s largest superannuation fund, and Oxford Properties Group (&ldquo;Oxford&rdquo;), a leading global real estate investor, developer and manager, today announce a new strategic partnership that aims to build a significant industrial and logistics venture across Europe, which will be managed by M7 Real Estate. AustralianSuper has acquired a 50% stake in Oxford&rsquo;s c. &euro;840 million European industrial and logistics portfolio (the &ldquo;Portfolio&rdquo;) and in M7 Real Estate, the market leading European investment and asset management business that was acquired by Oxford in 2021.
The joint venture is the first between AustralianSuper and Oxford and brings together two like-minded global institutional investors managing a combined &euro;270billion of long-term capital on behalf of over four million pension fund members.
The partnership will provide further capital to fund the growth of the Portfolio, known as the European Supply Chain Income Partnership (&ldquo;ESCIP&rdquo;), with a target of up to &euro;4.5 billion GAV of high-quality &lsquo;last mile&rsquo; and mid-box warehouses over the next three to five years.
The Portfolio currently comprises c.730,000 sqm high-quality urban logistics and distribution warehouses across 76 assets. The properties are well located in 19 of the most strategic urban &lsquo;last mile&rsquo; and distribution hubs in the UK, Denmark, France, Germany, the Netherlands and Spain. With a diversified base of more than 200 tenants, the Portfolio is well-positioned to capitalise on increased occupier demand and rental growth throughout western Europe.
M7 Real Estate, as investment and asset manager, will be tasked to source and execute on new opportunities for the strategy targeting income-led exposure across the pan-European supply chain, with a continued focus on both smaller, multi-tenanted, core+ or value-add assets located near large cities and population centres, alongside a core+ mid-box strategy seeking investments into larger distribution and warehouse assets in key logistics corridors, throughout the six target markets of the venture.
The assets have strong environmental credentials and are focussed in submarkets that are characterised by acute supply demand tension, with 53% weighting to urban assets by estimated rental value (&ldquo;ERV&rdquo;). In the UK these include London and the South-East (19% of total ERV) and the Midlands (14%), as well as Paris (15%), Copenhagen (11%) and Barcelona (8.2%) in mainland Europe.
The Portfolio is c. 90% occupied and delivers a highly diverse and defensive income stream secured against 214 tenants, across a range of business types and geographies. No single tenant represents more than 5% of the total in-place rent.

The transaction is expected to complete at the end of Q1 of 2025 and is conditional, amongst other things, on customary regulatory approvals.&nbsp;Eastdil Secured and Ashurst advised Oxford on the transaction.&nbsp;

AustralianSuper invests in Oxford Properties’ c. €840m European industrial & logistics portfolio and manager M7 Real Estate

Oxford Properties Group (&ldquo;Oxford&rdquo;), a leading global real estate investor, developer and manager, today announced the completion of the &pound;518 million sale of a portfolio of 16 retail parks across the UK to&nbsp;Redevco, one of Europe&rsquo;s largest privately owned real estate managers. The portfolio was assembled by Oxford via the M7 Real Estate specialist platform it acquired in 2021.
The transaction marks a significant milestone for Redevco in building one of the largest retail park asset management platforms in Europe. Redevco currently manages circa &euro;4.2 billion Gross Asset Value across more than 175 retail park assets, predominantly in Belgium and Germany.

The acquired portfolio encompasses approximately 2.1 million square feet of Net Internal Area and is anchored by a diversified mix of tenants, including well-established brands in the food, DIY, and discount sectors.

The assets are in core urban centres across the UK, with a strong concentration in South and around Southeast England.
The acquisition is a strategic step in Redevco&rsquo;s growth ambitions. With 25 years of experience as a pan-European retail park owner and asset manager, Redevco has a proven track record of enhancing value within this resilient asset class, which continues to meet essential daily needs despite evolving market dynamics.

Oxford completes sale of £518 Million UK retail park portfolio to Redevco

The acquired portfolio encompasses approximately 2.1 million square feet in core urban centres across the UK

Oxford Properties Group (&ldquo;Oxford&rdquo;), a leading global real estate investor, developer and manager, today announced it has completed two new lettings at the Blue Fin Building in central London. Following 200,000 sq ft of lettings over 24 months, the prime, c. 500,000 sq ft office building is now 96% occupied.
CoStar Group, a leading provider of commercial real estate data, has taken up a total of 52,000 sq ft across two floors of the building on a long-term lease. This will enable the company to consolidate its employees into one building and marks one of the largest letting transactions on London&rsquo;s Southbank this year.
M7 Real Estate (&ldquo;M7&rdquo;), the pan-European investor and asset manager, has also signed a long-term lease for 7,600 sq ft of space previously occupied by GfK, a market research company that recently renewed its lease after right-sizing its space. Oxford Properties worked with GfK to accommodate its decision to right-size, whilst simultaneously letting the rest of the space to M7 Real Estate.
Oxford Properties upgraded the Blue Fin Building in 2019 to add a caf&eacute; on the ground floor as well as a glazed extension to the level 10 terrace with panoramic views of London&rsquo;s skyline. Earlier this month, Blue Fin welcomed Genuine Dining as the new food service operator of the ground floor caf&eacute; and quick-service restaurant on the 10th&nbsp;Floor; &nbsp;building on the asset&rsquo;s vibrant workplace culture and providing enhanced amenity through the shared experience of coffee, food, and events. &nbsp;
Sustainability upgrades have improved the building&rsquo;s BREEAM rating and the addition of customer-focused amenities, including a significant capital investment to create a best in class end of trip facility on track for completion at the end of Q1 2025; have turned the asset into one of London&rsquo;s most appealing workplaces.
Post amenity upgrades, the asset will benefit from another 55,000 sq ft of highly attractive leasing availabilities in 2025 allowing it to capture tenant demand for well located, highly-amenitised and sustainable office product.
Today&rsquo;s newly announced leases join Stagwell, a US digital marketing group, who signed a long-term lease in 2023 for 40,000 sq ft of office space. Other occupiers include flexible office brand Fora, who have operated 43,000 sq ft of flexible workspace at the Blue Fin Building since November 2023.
The Blue Fin Building enjoys a prime central location on London&rsquo;s Southbank, close to the Tate Modern, Globe Theatre and Hayward Gallery, and is well connected via nearby transport hubs including London Blackfriars and London Bridge which both have access to national rail and London Underground services.

Investa and Oxford Properties Group (&lsquo;Oxford&rsquo;) today celebrated the &lsquo;topping out&rsquo; of Indi Footscray, the first Build to Rent (BTR) development in Melbourne and the largest project in its substantial BTR portfolio.
This is the latest milestone achieved by the Indi BTR platform, owned by Oxford and developed and managed by Investa, which has reached nearly 1,400 apartments across three assets in Melbourne and Sydney and aims to transform the experience of renting for Australians. It follows on from the recent opening of the platform&rsquo;s flagship BTR asset, Indi Sydney, a 234-apartment tower directly above the recently opened Gadigal Metro Station and the first purpose-built BTR asset in Sydney&rsquo;s CBD.
Indi Footscray comprises 702 apartments, with a mix of studios, one, two and three bedrooms, that will provide homes for over 1,200 residents. The project is conveniently located adjacent to Footscray train station, providing direct access to Melbourne&rsquo;s CBD within 12 minutes.
The construction milestone sees the building achieve its maximum height of 70 metres (20 storeys), offering City, Bay and district views from level three up across all buildings, particularly from the rooftop garden terraces.

The project milestone was celebrated with a formal tree topping out ceremony attended by representatives of Oxford, Investa, builder Roberts Co, engineer Innovis, architect SJB, and other project partners.

Indi Footscray is forecast to complete in 2025, with the first residents moving in shortly after.

Oxford and Investa celebrate topping out of Melbourne's first BTR project, Indi Footscray

The latest milestone achieved by the firms' joint-venture Indi BTR platform, which has reached nearly 1,400 apartments across three assets in Melbourne and Sydney and aims to transform the experience of renting for Australians.

Oxford Properties Group (&ldquo;Oxford&rdquo;), a leading global real estate investor, developer and manager, today announced that it has signed a new 12-year lease with Valentino, the Italian Maison de Couture, for its flagship store at 273 Rue Saint-Honor&eacute;, Paris (&ldquo;273 Saint-Honor&eacute;&rdquo;).&nbsp;
Valentino has occupied the property&rsquo;s entire 1,430 square metres of retail, exhibition and office space since 2013. Oxford acquired 273 Saint-Honor&eacute; in 2018, marking its entry into the Paris luxury retail market, which complements the company&rsquo;s global luxury retail portfolio featuring prominent assets in London, New York and Toronto. At the time of acquisition, 273 Saint-Honor&eacute; was fully let to Valentino with seven years remaining on the lease.
Since its acquisition in 2018, Oxford has worked closely with Valentino to support their growth and real estate requirements. Multiple renovation works were completed between 2018 and 2023, including a new fit-out of the retail space, conversion of some of the upper floors into additional retail space and improvement of the VIP areas.
Capitalising on the strong relationship and a shared long-term vision for the asset, a new 12-year lease was agreed between both parties. This new long-term lease ensures a secured space on a strategic street for Valentino and delivers significant value to Oxford via a rental uplift that crystallises the reversion potential. As part of this new agreement, Oxford and Valentino will cooperate to monitor and optimise the asset&rsquo;s energy efficiency and environmental performance with the aim of best practice ESG.
Pierre Leocadio, Head of Office &amp; Retail Europe at Oxford Properties, said: &ldquo;This new lease agreed at 273 Saint-Honor&eacute; highlights the appeal of this flagship asset on one of Paris&rsquo; most sought-after luxury shopping streets. On the back of leasing success at 32 Blanche earlier this year, this is another great illustration of our ability to create long-term value and unlock the reversion potential within our portfolio on behalf of our pension members.

This latest Paris letting follows Oxford agreeing new leases with Sodexo, Factset and EOS Imaging at its 32 Rue Blanche office, alongside renewed leases with existing occupiers Criteo and Mutuelle Interiale, which took the prime Central Paris asset to 100% occupancy.
Since acquiring its first asset in the French market in 2014, Oxford has amassed a leading multi-sector portfolio across France, representing approximately &euro;1 billion in AUM.
