VANCOUVER
SIGNAL, the three-tower development formerly known as Ashley Mar, is celebrating the topping off of the first tower’s core structure. The project will bring 649 purpose-built rental apartments and co-op suites to the Marine Gateway neighbourhood located in South Vancouver next year. Developed by leading global real estate investor, developer, and manager Oxford Properties Group (“Oxford”) and Intracorp Homes, the project will introduce much-needed rental and expanded co-op ownership capacity to the Vancouver market.
SIGNAL will create 524 rental suites across two towers and more than double the Ashley Mar Housing Co-operative’s previous capacity in the third tower. Fifty-four co-op townhouses are being replaced with a new tower featuring 125 homes ranging in size from one to five bedrooms. The 16-storey building will be operated by the Ashley Mar Housing Co-operative and will include a fitness centre, games room, social lounge and expansive outdoor amenities.
“SIGNAL is an inspiring example of a creative development model that improves housing choice,” said Steve Nightingale, VP Development, Oxford Properties Group. “The collaboration with the Ashley Mar Housing Co-operative allows us to add density to a transit connected site, deliver much needed new rental supply and significantly increase the amount of affordable co-op housing on the site, creating more housing options within the community. This kind of innovation expands residential capacity while reducing market pressures in urban centers and demonstrates what’s possible in competitive and emerging higher-density areas. This is just one of many residential developments we will be introducing in the coming months and years ahead.”
“It’s exciting to see SIGNAL reach this significant milestone,” remarked Evan Allegretto, President at Intracorp Homes, B.C. “After ten years of working in partnership with the Ashley Mar Housing Co-Operative to bring one of North America’s largest co-op renewal projects to life, we’re proud to be delivering both co-op and rental transit-oriented homes to this vibrant neighbourhood – a neighbourhood that will benefit by having additional housing options. The homes and amenities are thoughtfully considered and design-driven, and we’re confident that this will be a place that people will be proud to call home. We couldn’t have asked for a better first project to work on with Oxford Properties.”
SIGNAL is two dedicated purpose-built rental buildings - the Cambie Tower (31 storeys) and Ash Tower (27 storeys) - offering AC-equipped studio, one, two and three-bedroom suites and town houses. rennie, a specialized Vancouver real estate advisory firm, has been selected to lease SIGNAL. Interested parties can register for the waitlist and updates here. The project will begin preleasing in February 2025 with occupancy slated for summer 2025.
“Over the past two decades, as Metro Vancouver’s population has surged, the region has developed a housing deficit of more than 45,000 homes,” says Dana Samis, SVP at rennie. “With an average of 2.4 persons per household, this shortfall equates to housing for approximately 110,000 people. Meanwhile, as housing costs continue to rise exponentially, rental properties have become the primary option for many. Purpose-built rental developments, like SIGNAL by Oxford and Intracorp, are essential to addressing this gap. The partnership between Oxford and Intracorp delivers well-designed, highly liveable homes with extensive amenities, offering an exceptional lifestyle in a transit-first location. rennie is proud to collaborate with Oxford and Intracorp to bring SIGNAL to the market.”
Situated within the Marpole-South Cambie transit corridor, residents will be steps from the Marine Drive Skytrain Station and Marine Gateway commercial centre featuring a movie theatre, grocery store, shops and restaurants, and access to Downtown Vancouver in 20 minutes.
SIGNAL is a sustainability-focused development that will achieve the City of Vancouver’s Low Emissions Green Buildings energy efficiency targets for sustainability and decarbonization. The development is programmed with a variety of tenant-focused environmentally friendly amenities including EV charging stations and hundreds of bicycle parking spaces.
