Our Approach
Oxford's residential strategy is global in scale but locally driven. We target gateway cities and high-growth hubs across Canada, the U.S., the UK, and Australia—developing and acquiring purpose-built rental homes that reflect long-term demand and deliver high-quality living experiences. Our regional approach ensures we stay responsive to local market dynamics while leveraging our institutional capabilities and global insights.
Canada
Oxford is addressing Canada's undersupplied rental markets by developing large-scale, mixed-use communities with strong transit connectivity. Our growing residential portfolio includes over a dozen income producing properties and a robust pipeline of development projects.
Key projects include:
- • Square One, Block 8, Mississauga, Ontario – A two-tower development consisting of 428 purpose-built rental suites (Dialogue at Square One District) and 573 condo suites (Condos at Square One District) built in partnership with AIMCo and Daniels Corporation. The project features 8,000 sq. ft. of retail and 9,500 sq. ft. of amenities. Completed in early 2025, it represents the first phase of an 18-million-square-foot master-planned, mixed-use community.
- • SIGNAL at Marine Gateway, South Vancouver, British Columbia –Formerly known as Ashley Mar, SIGNAL at Marine Gateway is a 649-suite project consisting of 524 purpose-built rental suites and 125 co-op suites built in partnership with Intracorp. The project began development in late 2022 and will complete in late 2025. The completed development will feature sustainability-focused amenities, including EV charging stations and bicycle parking.
United States
Our U.S. strategy has evolved to target both traditional gateway cities and high-growth urban markets. Initially focused on cities like New York, Boston, and Washington, D.C., we have since expanded into Sunbelt and Mountain West cities such as Austin, Denver, Phoenix, and Atlanta, responding to migration trends and growing employment opportunities.
A key highlight of our U.S. portfolio includes:
- • Capitol Yards, Washington, D.C. – A 930-unit residential community, with the addition of Illume, a new phase that delivered 756 units. Developed in partnership with JP Morgan and Greystar, the property features premium amenities such as rooftop pools, an 8,000 sq. ft. fitness center, and expansive pet friendly outdoor spaces, enhancing the overall living experience.
United Kingdom
We are a long-term investor in the UK’s growing build-to-rent (BTR) sector, partnering with institutional investors to scale high-quality residential platforms that meet strong and sustained rental demand.
Our investments include:
- • Get Living – In 2018, we partnered with several like-minded institutional investors to invest in Get Living through the creation of DOOR, a dedicated residential investment platform formed with Delancey. This award-winning BTR platform manages roughly 6,500 homes across six neighbourhoods: East Village and Elephant Central in Central London, One Maidenhead and The Oakgate in London’s commuter belt, New Maker Yards in Manchester, and Sherlock Quarter in Birmingham. Backed by long-term capital and strategic partners, DOOR continues to support Get Living as a leader in purpose-built rental housing.
- • Simple Life – In 2022, we formed a joint venture alongside funds managed by PineBridge Benson Elliot to acquire UK-based Sigma Capital Group Limited, which operates under the Simple Life brand. This single-family rental platform delivers large-scale, high-quality professionally managed communities across key regional markets. Sigma is the UK’s largest operator of purpose-built rental housing with approximately 7,500 homes complete and occupied, and a further 3,000 homes under construction.
Australia
Australia’s rental housing market has lacked a professionally managed, purpose-built rental sector—despite nearly a third of the population renting their homes. Drawing on our global multifamily expertise, we’re building early-mover advantage and transforming the rental experience in Australia.
- • Indi – In partnership with local partner Investa, we launched Indi in 2021 to bring high-quality rental living to key urban markets. With a target of 5,000 units, Indi is positioned to become a leader in Australia’s BTR sector. The platform has grown to nearly 1,400 apartments across Sydney and Melbourne, with key milestones reached across all three initial projects: Indi Sydney has welcomed residents in the heart of Sydney’s CBD, while Indi Footscray and Indi Southbank—two of Melbourne’s largest BTR developments—have both topped out and are progressing toward completion in 2025. Together, these communities will soon be home to over 2,500 residents.
