Centennial Place, a two-tower, 1.2 million square foot office complex situated in Calgary's Eau Claire district, is being entirely developed and underwritten by Oxford. Our analysis of the Calgary market revealed that the city's growing business community was being under-serviced, and that there was a need for premier office space. Oxford saw the opportunity and moved on it: we felt strongly that timing was a key consideration, so we went forward using our own resources and capital. Oxford's broad understanding of real estate, our experience in development and leasing, and our capacity to access capital with speed gives us the ability and the independence to act on opportunities when they become available. Centennial Place is targeting LEED Silver designation, and environmental features include high performance curtain wall; high efficiency mechanical system with automatic controls; low flow faucets and fixtures; green podium roof; and motion detection on all lights in parkade and office floors. Both towers of Centennial Place are scheduled for completion by fall 2009.
